Booking Policy

A valid credit card is required at the time of booking to secure the booking.
Person making the booking must be 18 years old or over.

Deposit Policy

Credit Card is held as security for booking and a pre-authorisation may be processed.

Cancellation Policy

Note: Majority of the year there is a 2 week cancellation period with the exception of Christmas/Easter and special event long weekend periods where this is extended to 4 weeks. 4 weeks cancellation period is applicable to these dates - Between 24th December to 31st January, May races week and all long weekends. Folk Festival Labour Day Long weekend is another exception and a 40% non-refundable deposit is required at the time of booking.

If cancelled or modified up to 14 days before date of arrival (or 4 weeks - see above dates), no penalty will be charged (with the exclusion of the $20 admin fee see below). If cancelled or modified later or in case of no-show, the following penalty charges apply:

Reservations of 5 nights or less - 100 percent of the total price of the reservation will be charged for each number of rooms booked

Reservation of 6 nights or more 50 percent of the total price of the reservation will be charged for each number of rooms booked

All cancellations will incur an admin fee of $20

No Show Policy

If no cancellation has been made and you fail to show up at the property, we will charge the full amount of the booking for each number of rooms booked plus a administration fee of AU$20.00.

Child Policy

Ranges from $25-$30 per Extra Adults/ Children
Studio Cottages $25 extra adult/child
Besford Cottage $30 extra adult/child

Other Conditions

Check out time is strictly 10am on the day of departure. Guests who do not observe and respect the STRICT 10AM checkout time will be charged a nominated fee to cover costs of cleaner waiting and cottages not being ready on time for the next arrival.
On the morning of departure, cottage keys are to be returned to Reception and dropped into the the key return box. Failure to return the keys will result in a $120 charge associated with calling out a locksmith to replace locks for the safety and security of our next arriving guests.
If the Cottage is not left in a clean and tidy manner upon checkout such as dirty dishes left out, excess rubbish, excess sand or dirty floors, moved or pulled apart furniture, etc will result in a $35 cleaning fee.
We reserve the right to refuse service to any guest or invitee of a guest and do not take responsibility for any loss, damage or destruction to any personal property brought onto these premises. Personal property shall include any personal effects, and motor vehicles parked on the premises.
By accepting these terms & conditions, booked guests consent and authorize their credit card to be charged for any damages to the premises, incidental charges, loss of cottage keys, late checkout fee, applicable smoking fees, pet fees and/or any other charges relating to their stay at Belfast Cottages
