This two bedroom apartment is a villa unit with beautiful views of the racecourse it is part of a unit developement but is independant with its own driveway. The one bedroom is a the rear of the complex. They are priced in the budget range to accommodate couples and families who need to find accommodation at reasonable prices in the heart of the Yarra Valley. We can arrange any extras you require.Including platters,on arrival or inclusive dinner packages.Ask Joanne about these.

The two bedroom apartment has two queen beds and a sofa bed. So sleeps 4 adults and 1 or 2 children.

The 1 bedroom has a king bed and a spa. All linen is provided. Bedding includes pillows, doonas and/or blankets, linen includes all pillow cases, sheets, towels, tea towels, bathmats, hand towels.

There is a separate bathroom and toilet with a bath and shower. tea towels, bathmats, hand towels.

Booking Policy

A valid credit card is required at the time of booking to secure the booking.
Person making the booking must be 18 years old or over. The full payment is required up to and including 14 days prior to arrival.
All rates are for 2 persons, extra charges applies for extra adults, children and cots.
All apartments must be left in a clean and tidy state with dishes washed prior to departure or a cleaning charge may apply.

You will be charged the full amount of the booking if you do not show up at the property prior to 6pm of the check-in date.

. The operators will make every effort to ensure the property is available as booked. However, the operators reserve the right to make alterations to bookings due to unforeseen circumstances.
To secure your holiday booking, a deposit of 30% is required to be paid within 1 days of booking. Payment may be made by (delete if not applicable) cash, direct debit, MasterCard or VISA. Balance of booking to be paid up to and including 14 day
prior to the commencement of the booking. Credit Card charges will Appear on Bank Statements as Brian Spears Investments
5. Please contact us prior to arrival for check in procedures.
6. The B& B are to be left in a satisfactory clean and tidy state with dishes washed or a cleaning fee may be charged.

7. Linen is included .

8. Smoking is not permitted inside (The racecourse apartments)).
9. Any damage, breakage or loss of furniture, furnishings, equipment, locks or keys is to be reported immediately and paid for at cost, other then acceptable wear and tear. Please note, that our cleaners do a detailed inventory check both before and after your occupation.
10. A security deposit (bond) is required for bookings greater than 4 days to cover all additional costs incurred as a result of breach of these Terms and conditions including any breakage, damage or excess cleaning requirements, which occur due to the client occupying the premises. The bond is payable at the same time as the balance amount. A full refund via direct deposit to the client?s bank account or a cheque will be posted to the client and vacating the property after inspection by the appointed cleaning staff.
11. The number of guests should not exceed the number stated on the Confirmation Notice. Additional fees of $(50) per person per night will apply for excess guests not notified to the operators in advance.

12. The operators take no responsibility for the client?s personal property left on the premises.

13. Check-out time is (10.00). Check-in time is (after 2.00pm). The client must vacate the property by the check-out time unless agreed with the operators in advance that they may stay longer. Without prior agreement, additional late departure fees will apply at the nightly rate.

14. The client making the booking must be 18 years or over and agree to take full responsibility for the temporary rental of the property.

15. Furniture, fixtures and fittings are not to be altered or moved between rooms or properties.
